Market Ready Tips

Here are a few market ready tips that will assist with the upkeep of the overall presentation of your home. Keeping on top of the presentation will make it easier for you to prepare for an open home and secure the best price possible.

Do a deep clean

Generally most of us manage a tidy up once a week or more, but there are many little nooks and gaps that go unseen and rarely get touched. Designating a weekend to clean is a good chance for you to get into those hidden corners most of us ignore during those weekly clean-ups. Prospective buyers will be opening every cupboard and looking in every corner. Street appeal is very important and can’t be underestimated when it comes to selling your home. Give your garden a little more TLC, prune back trees, weed and mulch gardens, new garden beds and remove any high maintenance plants. You will be amazed how good the exterior comes up by simply pressure cleaning of all concreted areas, house exterior, soffits, pool area and treated timber fencing. Now don’t forget to stay on top of mowing your lawn and maintaining the gardens, as prospective buyers tend to go for drive pasts of your home at random hours of the day. When all else fails and your house cleaning schedule has fallen by the wayside. It is time to outsource the cleaning pros. Spending the money on a full deep clean now could produce a higher price tag if you decide to sell, so it’s worth it in the long run don’t you think?

Apply a fresh coat of paint

Since you’re already moving furniture and things around to do a deep clean, why not take the opportunity to touch up the paintwork or even go the extra mile and go for a whole new coat. Don’t forget the front door, this is the first thing people see when they walk up to your home. First impressions count. There is nothing like a fresh lick of paint to boost the value and make your home look modern, fresh and appealing to buyers.

Scrub and seal grout

Potential buyers will notice the odd stain or spot in between your tiling and splashbacks, this may not bother you but will be noticed. Firstly give your grout a good detailed scrub to assist with bringing it back to its original condition. Is it starting to discolour permanently or wear away? Take the time to regrout and reseal it entirely OR buy a grout pen from your local hardware shop. Fresh grout is almost on par with a kitchen or bathroom renovation in terms of appeal to buyers.

Fix the little things

While a wobbly door knob or loose tap fitting may not have a major impact on your living situation but keeping the little things in working order will demonstrate the sort of care and attention that potential heart buyers want to see. Take the time to get to work doing those small repairs that you have always been putting off. The old wheelbarrow or broken stool in the kitchen may just be part of the scenery in your eyes but can be a clutter turn-off for prospective buyers. It’s time to ditch the junk and donate or recycle them if possible. Ensure all light fixtures have working bulbs and are all the same tone of either warm or cool light

Presentation

We tend to use our senses when deciding if something is right for us. So introducing lovely smells will create a positive connection with the prospective buyer and your home. Start by giving your home a good dose of fresh spring area by opening up the windows and doors, then light some scented candles (important areas: kitchen and bathroom). Even go the extra mile by baking fresh cookies before an open home, everyone loves the smell of fresh baked goods.

Ensure beds are made with bedspreads that are clean and wrinkle free. Neutral tones for bed linen work the best as they support the room but do not take over. This is also such a cost effective and easy way to enhance the presentation of your  bedrooms in property photos and inspections.

For bathrooms consider buying an new set of fluffy towels & hand towels just to use for inspections. We recommend investing in some white, fluffy towels which can be picked up affordably from Kmart of Target.
